Once completed, the planned AI Tech Center will be the most significant green office building built in the city of Hartford’s history. The project site, located on the corner of State Street and Columbus Boulevard, is ideally situated on the southeast corner of Constitution Plaza; the largest interconnected pedestrian space in the city. It also lies directly adjacent to the new Connecticut Science Center. This prominent and highly visible location is known as the “Gateway of the City.” The AI Tech Center is uniquely positioned to complement Hartford’s rising urban image, as exemplified by the recent development of the new Connecticut Convention Center and the Science Center. As a state of the art “sustainable” technologies building, the AI Tech Center will quickly establish itself with a distinct identity that will not only make it an economic focal point in the city, but also a destination for Hartford’s school children and students from nearby college and universities to learn about existing and future green building methods. Our vision is to create an unmatched, Class “A”, commercial office building designed to attract tenants from both public agencies and private companies that are involved in engineering, science, technological research, education and development throughout the state.

AI Engineers, Inc., a 100-person firm currently located in Middletown, Connecticut will be the first tenant of the AI Tech Center. The plan is to relocate their headquarters in the near future.

Another important benefit of this project is Mr. Abul Islam’s plan to create a corporate sponsored mentoring and outreach program for urban school children to mentor them in engineering, science and technology oriented careers. The new building will act as a catalyst connecting with existing science and engineering efforts already underway in the city to help create a highly-skilled, 21st century workforce to sustain and enhance Connecticut’s position as a regional and global economic leader.



The new AI Tech Center has been designed and registered to achieve a LEED certification goal of Platinum under the Green Building Rating System, which is the highest designation issued by the U.S. Green Building Council. The new building will be the second such structure built in the State of Connecticut, and the first commercially leasable building of this kind. The benefits of sustainable design are abundant for both the people working inside the building and society in general. Green buildings tend to be cleaner, easier to maintain, cheaper to own and operate, and are, overall, a win-win proposition for everyone involved.

The building’s green design features are premised on a holistic approach, that include: the maximum use of outside sun light, a state of the art highly efficient HVAC system drawing 100% outside fresh air, photo-voltaic cells, fuel cell technology, and a roof garden. The building’s internal work environment will be free of undesirable chemicals, resulting in a much higher employee productivity rate than when compared to conventional buildings—a highly desirable feature.

Other features of this proposed LEED platinum “green” designed building will include: High “R” value exterior wall and roof systems, insulating Low-E glass, low flow plumbing fixtures, graywater treatment for toilet flushing, dual flush water closets, rainwater recapture, fuel cell power plant with absorption chiller, a chiller package with evaporative condensers and use of non-chemical cooling water treatment. The overall energy costs of the building are anticipated to be reduced by 35%-50% when compared to a non-LEED peer building.
